Custom Home Build, Augustus Street, St. Andrews

Our clients, on Augustus Street, fell in love with the small town charm and coastal setting of St. Andrews by-the-Sea. They wanted others to experience and embrace its beauty through an AirBnB, so they reached out to us to build their new custom home.

This custom home build is a duplex, which is a residential building divided into two separate units, each with its own entrance, living space, kitchen, bedrooms, and bathroom. Our clients wanted the design to be disguised as a single-family home from the outside so it maintains the charm and cohesion of the neighbourhood.

When building a duplex, soundproofing is crucial to ensure privacy and reduce noise transfer between units. There are a variety of ways to sound-proof, but because of the layout of each unit we used a method called decoupling. We incorporated Rockwool Safe’n’Sound Insulation and resilient channel between units to achieve a quiet and more private living environment.

Given St. Andrews’ shoreside location, our clients wanted to use a colour palette inspired by the sea. We installed coastal blue siding to this new build to evoke the seaside atmosphere. St. Andrews is located along the Bay of Fundy, known for having the highest tides in the world. To enjoy the coastline and see the high tides, we built a balcony with glass rails to the upper unit. Each unit lets the light in with their open concepts, sliding glass doors, and large windows- perfect for watching the sunrise cast its golden glow on the water.
